New Tax Bill Benefits Building Owners Needing a Roof Replacement
This is great news for building owners wanting to replace their commercial roofs in 2018! Building owners needing a roof replacement can take advantage of recent legislation from the Tax Cuts and Jobs Act. This now allows for Section 179 write-off for roof replacement expenses for Section 1250 Real Property. Until now, roofs needed to be depreciated over a 39-year period and the new law expands the definition of qualified Section 179 roofs of non-residential real property. The maximum deduction is 1 million dollars and it begins to phase out after 2.5 million. Which such high limits, most taxpayers will be able to take advantage of this benefit, but contact us and check with your tax professional.
If you’re a commercial or industrial building owner in need of a new roof, maintenance, repair or looking to put up a new structure, it can seem overwhelming as you debate between the many different types of commercial roofing materials out there in the marketplace.
What’s the Best Roofing System for Your Property?
How can you know which one is the best choice for your specific building? Below is a list of the most common types of commercial roofing systems we install, repair or replace. Click on the link provided to go to each individual page for more information.
Roof coatings – among the most cost-effective within the commercial roofing marketplace, acrylic roof coatings form a durable, continuous elastomeric membrane that forms a seamless, watertight seal over the entire roof.
Thermoplastic Polyolefin (TPO) – the fastest growing commercial roofing products for heat-reflective and energy efficient roofing systems. TPO single-ply roofing membranes continue to provide exceptional resistance to ultraviolet, ozone and chemical exposure.
SPF (spray polyurethane foam) – is designed to provide a long-term, sustainable roofing solution that is seamless, watertight and virtually maintenance free.
PVC (polyvinyl chloride) – a single-ply roofing system provided in a wide variety of colors, although most often in light (cool) colors for higher reflectivity and, since they soften (by definition), with excess heat. This “cool roof” is most effective in hot climates where air conditioning and peak loads are of concerns.
EPDM (ethylene propylene diene monomer) – an extremely durable synthetic rubber roofing membrane widely used in low-slope buildings in the US and worldwide. Its two primary ingredients, ethylene, and propylene are derived from oil and natural gas.
